According to the latest Toronto Real Estate Board Market Watch Report, across the GTA, the average selling price is up 1.7% over same time last year. Further we’ve experienced a slight increase in sales volume up .6%. Mississauga House Price Report February 2019
In Mississauga the average home will sell for 97% of asking price on average 29 days on market. It’s a balanced market with the Sales to New Listing Ratio at 54.8%.
Boomers are downsizing in record numbers
Typically January is the slowest month of the year for real estate sales. In my own experience, this January showed high buyer demand in Mississauga and low quality inventory. Not only this, but buyers are most active in the $600,000-$700,000 price range according to the TREB report. For the simple reason that current mortgage stress test rules are having an impact in cooling the local homes sale prices. Mississauga bungalows for sale are also in high demand as Boomers are downsizing in record numbers to smaller homes. Or in some cases changing locations for lifestyle and amenities.

Above all there are many factors that are driving buyers in Mississauga;
Being that Millennial buyers need homes to raise a family
Record immigration
Lack of land to build
Record high employment across the Greater Golden Horseshoe

Not enough of the right mix of housing in Mississauga
In conclusion my prediction for the year is a good steady Mississauga real estate market in 2019. Accordingly prices are predicted to continue stable through the year. (As can be seen from the graph above) Above all there are many factors that are driving high buyer demand in Mississauga.
