According to the Toronto Real Estate Board Market watch report, March 2016 was an all-time record for home sales for the first quarter –Q1- of this year. A general lack of inventory resulted in not enough homes to meet the demand of buyers. This has created a strong sellers’ market which has resulted in higher prices. The MLS Home price index composite benchmark was up 11.6 percent compared to March 2015.

March was a strong sellers’ market with mild temperatures in the area.

  • Fewer listings in March this year compared to last year – but- more sales volume resulting in many multiple offer situations and not enough inventories to meet buyer demand.
  • March Average House price increase across the GTA – up 16.2% over last year

In general this month we saw the detached, semi-detached and Townhomes in high demand in Mississauga. In one offer situation we were in, we competed against eight other offers on a house and it sold for 15% over asking. Several of the buyers did a pre-home inspection prior to the offer time and waived conditions.
